The chairman, of “Plus Properties”, Mr Georges Chehwane, speaks exclusively to Skala Times!

It is with great pleasure that Skala Times today is publishing an exclusive interview from the Chairman of the Plus Properties Cyprus, Mr Georges Chehwane. Georges Chehwane is, as well, the President of the Lebanese Cypriot Business Council. Mr Chehwane says: “We have 9 projects in Cyprus, of which 6 are in Larnaca: Drosia, Mackenzie, Livadia and 3 projects in Limassol. The geographical location of Larnaca is a big advantage for the city. It is the center if you want to go to Ayia Napa, Nicossia or Limassol. Plus, it is where the airport is located. We have many other projects coming up in Larnaca some of which construction have started already. The Marina of Larnaca, on which there will be a tender in two months, will also create more and more interest for investors.”

Why are you investing in Cyprus?
We are investing in Cyprus because of the numerous advantages this country offers. First of all, Cyprus is a European country that has become an attractive destination for people around the world looking for smart investment opportunities. Its entry into the European Union in 2004 makes Cyprus a safe environment for investments. With its almost year-round sunshine, well-developed socioeconomic infrastructure, stress-free lifestyle, very low crime rate, and geographical proximity, Cyprus is the perfect place to enjoy life to the fullest. Moreover, the Government of Cyprus is offering different programs such as the citizenship program, the permanent residency program and the tax reduction program to encourage investments in the country.
Who is your target?
Arabs, Russian and Chinese people are mainly the target market of our projects. Because of the instability in their countries, citizens from Iraq, Jordan, Syria, Egypt and Lebanon visit and invest in Cyprus. Russian and Chinese are more interested in the Permanent Residency. Some British people come as well to Cyprus for their retirement. There is a lot of opportunities with regards to potential with the gas and there will be lots of companies coming through to Cyprus as well because of the proximity, safety and of course the weather.
What are your predictions for 2017 on the economy of Cyprus?
I believe 2017 will be a very good year for Cyprus because of what is happening in the region. In my opinion, Cyprus still needs another two or three years to overcome the crisis for the local market. This said, the foreign investment is very important for the country now. For example, I personally am applying for the citizenship. With the new law, an investment of 300,000EUR can get you the Permanent Residency, or an investment of 2,5 millionEUR can get you the Citizenship. A lot of people are coming to Cyprus and are injecting cash money into the banks which are now starting to have liquidity, contrary to the situation during the Cyprus crisis. I believe the success of liquidity in the banks nowadays is due to the transactions of the real estate deals. In addition, the Marina of Larnaca, on which there will be a tender in two months, will also create interest for investors, and the casino as well in Limassol. I believe, they should open a branch as well in Larnaca.
There are a lot of Russians going to Limassol. Why is that?
Russians go to Limassol because there is better infrastructure. There are more hotels and more banks. The city is more advanced than Larnaca.
Do you think now with the new investments in Larnaca we are going to be able to change this occurrence with the Russians?
Russians are not the only investors in Cyprus, so we shouldn’t concentrate on them. For example, Chinese are interested in Larnaca. But, with the new Marina Project and the casino a lot of investors will be attracted and interested in Larnaca. I really want to put Larnaca on the development map, it will play a big role.
Shall we say a few things regarding your companies and investments?
Plus Properties is a member of Plus Holding, a group of Real Estate, Brokerage, Media and Printing Companies currently operating in Lebanon Cyprus, UAE and Bahrain.
Believing in the strong potential of the Cypriot Market, Plus Properties has set foot in Cyprus in 2015 launching 9 high-end projects, 6 in Larnaca and 3 in Limassol and construction has started in most of the projects. Plus Properties is renowned for choosing prime locations, focusing on quality buildings and delivering on time. We have apartments of all budgets and all sizes. I believe that now the Cypriot demand on apartments is a bit slow, but a big number of tourists are coming to Cyprus and are interested in buying in Cyprus. This will reflect I believe, on the GDP in Cyprus and on the income of every Cypriot person so in 2018 they will be in a better position to be active. Now a large number of problems are solved with the banks. The banks are selling the projects with the cooperation of the developers and owners. In addition, the government is giving a lot of facilities.
So you are investing in Cyprus the last two years?
Yes. The average amount of investments for the projects of Plus Properties in Cyprus is worth 35million euros. In addition, we have founded the Lebanese Cypriot Business Council for the Lebanese businessmen active in Cyprus to be able to coordinate with the Cypriot Chamber of Commerce in order to enhance the relationship between Lebanon and Cyprus on all levels. In February 2016, a forum was held in Limassol, where we had 250 businessmen coming from Lebanon to meet with ministers, banks, CIBA Cyprus Investment Authority… The main objective of the council is to encourage people to invest in Cyprus.
Is the future of the port of Larnaca important to you as an investor and businessman?
The Marina and port of Larnaca will attract a big number of companies and investors. They will have to open offices, rent houses and employ workers.
Not the industrial character but the tourist character of the Marina…
Cyprus is missing out on the cruise business. They should focus on this kind of tourism as well i.e. cruises to Malta, Greece, and Barcelona in order to have more and more tourism. Yes there was a big increase in the numbers of tourists and they are expecting another increase of 20% for 2017 which is very good.

The Lebanese Cypriot Business Council
The Lebanese Cypriot Business Council is an initiative taken by Lebanese entrepreneurs striving to facilitate trade and commerce between Lebanon and Cyprus. This council was recently launched under the patronage of the Chamber of Commerce, Industry and Agriculture of Beirut and Mount Lebanon.
The plans of the Lebanese Cypriot Business Council are big and their potential is even bigger!
The council aims:

Kύριε Chehwane, γιατί επενδύετε στην Κύπρο;
Εμείς επενδύουμε στη Κύπρο λόγω των πολλών πλεονεκτημάτων που προσφέρει αυτή η χώρα. Πρώτα απ ‘όλα, η Κύπρος είναι μια ευρωπαϊκή χώρα που έχει γίνει ένας ελκυστικός προορισμός για ανθρώπους απ’ όλο τον κόσμο που αναζητούν έξυπνες επενδυτικές ευκαιρίες. Με την είσοδό της στην Ευρωπαϊκή Ένωση το 2004 η Κύπρος έχει γίνει ένα ασφαλές περιβάλλον για επενδύσεις. Με ηλιοφάνεια όλο σχεδόν τον χρόνο, μια μια καλά ανεπτυγμένη κοινωνικοοικονομική υποδομή, χωρίς άγχος στο τρόπο ζωής, πολύ χαμηλό ποσοστό εγκληματικότητας, και γεωγραφική εγγύτητα, η Κύπρος είναι το ιδανικό μέρος. Επιπλέον, η κυβέρνηση της Κύπρου προσφέρει διάφορα προγράμματα, όπως το πρόγραμμα του πολίτη, το μόνιμο πρόγραμμα residency και το πρόγραμμα μείωσης του φόρου για την ενθάρρυνση των επενδύσεων στη χώρα.Ποιοι είναι συνήθως οι υποψήφιοι πελάτες σας;
Άραβες, Ρώσοι και Κινέζοι είναι κυρίως η αγορά-στόχος των έργων μας. Επίσης λόγω της αστάθειας στις χώρες τους, πολίτες από το Ιράκ, την Ιορδανία, τη Συρία, την Αίγυπτο και τον Λίβανο έρχονται για να επενδύσουν στη Κύπρο. Ρώσοι και Κινέζοι ενδιαφέρονται περισσότερο για την εξασφάλιση μόνιμης κατοικίας τους εδώ. Κάποιοι Βρετανοί επίσης έρχονται, καθώς επιλέγουν την Κύπρο για τη συνταξιοδότησή τους. Υπάρχουν πολλές ευκαιρίες σε σχέση και με τις προοπτικές απ’ το αέριο και θα υπάρξουν πολλές εταιρείες που θα έρθουν εδώ στη Κύπρος, καθώς προσφέρεται και λόγω της εγγύτητας, της ασφάλειας και φυσικά και λόγω των καιρικών συνθηκών.Ποιες είναι οι δικές σας εκτιμήσεις για την οικονομία της Κύπρου μέσα στο 2017;
Πιστεύω ότι το 2017 θα είναι μια πολύ καλή χρονιά για τη Κύπρο, λόγω του τι συμβαίνει στην γύρω περιοχή. Κατά τη γνώμη μου, η Κύπρος εξακολουθεί να χρειάζεται ακόμα δύο ή τρία χρόνια για να ξεπεράσει τη κρίση, όσον αφορά στην τοπική αγορά. Γι αυτό, οι ξένες επενδύσεις είναι πολύ σημαντικές για τη χώρα σήμερα. Για παράδειγμα, εγώ προσωπικά κάνω αίτηση για την κυπριακή ιθαγένεια. Με το νέο νόμο, μια επένδυση των 300,000 ευρώ μπορεί να σου εξασφαλίσει τη μόνιμη διαμονή ή μια επένδυση 2,5εκατ. ευρώ μπορεί να σου δώσει την Κυπριακή ιθαγένεια. Πολλοί άνθρωποι έρχονται στην Κύπρος και καταθέτουν τα χρήματα τους σε μετρητά στις τράπεζες, οι οποίες αρχίζουν τώρα να έχουν ρευστότητα, σε αντίθεση με την κατάσταση που επικρατούσε κατά τη διάρκεια της οικονομικής κρίσης στη Κύπρο. Πιστεύω ότι η επιτυχία όσον αφορά τη ρευστότητα στις τράπεζες σήμερα, οφείλεται στις συναλλαγές των επενδυτικών ακινήτων. Επιπλέον, η Μαρίνα της Λάρνακας θα δημιουργήσει ενδιαφέρον στους επενδυτές, όπως και το καζίνο, στη Λεμεσό. Πιστεύω, ότι θα πρέπει να ανοίξει κι ένα παράρτημα του καζίνο και στη Λάρνακα.Υπάρχουν αρκετοί Ρώσοι επενδυτές οι οποίοι επιλέγουν τη Λεμεσό. Γιατί;
Οι Ρώσοι πάνε στη Λεμεσό, επειδή εκεί υπάρχει καλύτερη υποδομή. Υπάρχουν περισσότερα ξενοδοχεία και περισσότερες τράπεζες. Η πόλη είναι πιο εξελιγμένη από τη Λάρνακα.Νομίζετε ότι τώρα με τις νέες επενδύσεις στη Λάρνακα θα έρθουν Ρώσοι επενδυτές στη πόλη;
Οι Ρώσοι δεν είναι οι μόνοι επενδυτές στην Κύπρο, γι ‘αυτό δεν θα πρέπει να επικεντρωθούμε σε αυτούς. Για παράδειγμα, οι Κινέζοι ενδιαφέρονται για την Λάρνακα. Αλλά, με τη νέα Μαρίνα και το καζίνο πολλοί επενδυτές θα προσελκύονται και θα ενδιαφέρονται για την Λάρνακα. Θέλω πραγματικά να βάλω την Λάρνακα στο αναπτυξιακό χάρτη, θα παίξει μεγάλο ρόλο.Να πούμε λίγα λόγια για τις εταιρείες σας;
Η εταιρεία Plus Properties είναι μέλος του Plus Holding, μια ομάδα από Real Estate, Brokerage, ΜΜΕ. Οι Εταιρείες που λειτουργούν σήμερα βρίσκονται στο Λίβανο στη Κύπρος, στα Ηνωμένα Αραβικά Εμιράτα και στο Μπαχρέιν. Πιστεύοντας στην ισχυρή δυναμική της κυπριακής αγοράς, η Plus Properties έφτασε στην Κύπρο το 2015 και έχει δρομολογήσει εννέα έργα, έξι στη Λάρνακα, τρια στη Λεμεσό και η κατασκευή έχει αρχίσει στα περισσότερα από αυτά τα έργα. Πλέον η Plus Properties είναι γνωστή για την επιλογή της σε προνομιούχες περιοχές, με έμφαση σε κτίρια ποιότητας τα οποία παραδίδονται στην ώρα τους. Έχουμε διαμερίσματα όλων των τιμών και μεγέθων. Πιστεύω ότι τώρα η Κυπριακή ζήτηση για διαμερίσματα είναι λίγο χαμηλή, αλλά ένας μεγάλος αριθμός τουριστών που έρχονται στην Κύπρο ενδιαφέρονται για αγορά ακινήτου στο νησί.Άρα έχετε ξεκινήσει τις επενδύσεις στο νησί μας απ’ το 2015;
Ναί. Ο μέσος όρος των επενδύσεων για τα έργα της Plus Properties στη Κύπρο είναι 35 εκατομμύρια ευρώ. Επιπλέον, έχουμε ιδρύσει την Λιβάνου κυπριακή Επιχειρηματικό Συμβούλιο για τους επιχειρηματίες του Λιβάνου που δραστηριοποιούνται στην Κύπρος να είναι σε θέση να συντονίσει με την Κυπριακή Εμπορικό Επιμελητήριο, προκειμένου να ενισχυθεί η σχέση μεταξύ του Λιβάνου και η Κύπρος σε όλα τα επίπεδα. Τον Φεβρουάριο του 2016 ένα φόρουμ πραγματοποιήθηκε στη Λεμεσό, όπου είχαμε 250 επιχειρηματίες που προέρχονται από το Λίβανο για να συναντηθεί με τους υπουργούς, οι τράπεζες, η Ciba Κύπρος Επενδυτική Αρχή … Ο κύριος στόχος του Συμβουλίου είναι να ενθαρρύνει τους ανθρώπους να επενδύσουν σε Κύπρος.Πόσο σημαντικό είναι το μέλλον του λιμανιού της Λάρνακας για ένα μεγάλο επενδυτή σαν κι εσάς;
Η Μαρίνα και το λιμάνι της Λάρνακας θα προσελκύσουν ένα μεγάλο αριθμό εταιρειών και επενδυτών. Θα μπορέσουν να ανοίξουν γραφεία, ενοικιάσεις σπιτιών και θα απασχολούν κόσμο, εργαζόμενους.Όχι βέβαια με βιομηχανικό χαρακτήρα, αλλά με τουριστικό…
Η Κύπρος απουσιάζει απ’ την επιχειρηματική κρουαζιέρα. Θα πρέπει να επικεντρωθεί σε αυτό το είδος του τουρισμού, δηλαδή κρουαζιέρες στη Μάλτα, την Ελλάδα, και τη Βαρκελώνη, ώστε να αυξηθεί ο τουρισμός. Βέβαια υπήρξε μια μεγάλη αύξηση του αριθμού των τουριστών και αναμένεται μια άλλη αύξηση του 20% για το 2017, το οποίο είναι πολύ καλό.
